How I work
I represent buyers inside builder communities. Same model home as the on-site agent, opposite side of the table. New construction has its own rules — registration windows, builder-affiliated lenders, design centers, structural option deadlines, builder warranty math — and the buyers who come out best are the ones who walk in with someone who has done it a few dozen times.
My focus is the Portland metro east side and the I-5 south corridor: Wilsonville, Milwaukie, Gresham, Oregon City, Happy Valley, and the rest of Clackamas County. I have working relationships with several builders who pay outside agents on co-op terms, which means there is no cost to you to bring me as your buyer's agent.
What I bring
- Registration done right. The single biggest mistake new-build buyers make is touring the sales office before their agent has registered them. I handle that step before you walk in.
- Contract translation. Builder purchase agreements are not the OREF standard forms. They have addenda that benefit the builder, sometimes heavily. I read them and tell you which clauses are normal, which are negotiable, and which would make me walk.
- Incentive negotiation. Most published builder incentives have a quieter cousin available only to buyers who ask. I know what to ask for and when, by community.
- Inspections that matter. A new home is not the same as a finished home. Pre-drywall, final, and 11-month warranty walks each catch different problems. I help you sequence them.
What I don't do
I am not the listing agent for any of the builder communities featured here. The on-site agent at Miyabi at Frog Pond works for Ichijo USA through Coldwell Banker Bain. The sales office at Copper Heights works for Terrata Homes. My job is to make sure you have your own representation, separately, so the negotiation has two sides.
