Is Terrata the same as LGI?

Terrata is LGI's higher-tier brand. Same parent company, larger floor plans, more standard finish content per square foot. Different model-home aesthetic.

How does the builder lender incentive work?

LGI-family builders are aggressive on builder-lender incentives — sometimes rate buydowns, sometimes closing-cost credits, sometimes both. The credit usually requires you to use the builder-affiliated lender. Whether the credit is bigger than the rate spread depends on the week. Kaz can run the comparison.

Can I customize finishes?

Not much. That's part of the model — the included package is generous, but the design center options are limited compared to a build-to-order builder. If extensive customization matters, Miyabi or a smaller local builder is a better fit.

What's the HOA at Copper Heights?
