Per-community co-op rules
Each builder runs their representation rules differently. This page is the source of truth for the communities Kaz currently covers. Update cadence: weekly.
Miyabi at Frog Pond — Ichijo USA
- Listing brokerage: Coldwell Banker Bain (Kevin May)
- Registration method: Through Kaz, in writing, before first sales-office visit
- Registration window: Confirm with Kaz on submission. Builder enforces first-visit registration; details vary by buyer status.
- Co-op commission: Confirm specific percentage at registration. Builder publishes co-op terms but reserves the right to update per current sales conditions.
- Tour without registered agent present: Permitted if the buyer is registered in advance and the on-site agent has the registration on file. Best practice: confirm with Kaz the morning of the tour.
- Notes: Ichijo's process is more formal than most Portland-metro production builders. Allow a full business day for Kaz to process the registration.
Copper Heights — Terrata Homes (LGI family)
- Listing arrangement: On-site Terrata sales office
- Registration method: Through Kaz, in writing, before first sales-office visit. LGI-family builders are strict on this.
- Registration window: First-visit registration enforced. Adding representation after a solo visit is generally not granted.
- Co-op commission: Per Terrata's published co-op schedule. Confirm specific amount at registration — varies by community and by current inventory pressure.
- Tour without registered agent present: Permitted with confirmed registration. Walk-in solo visits create representation risk.
- Notes: Terrata is part of the broader LGI Homes family. If your buyer has already toured an LGI-branded community without you, ask Kaz to check whether that activity transfers to Terrata for representation purposes.
Sunset Village — Gresham
- Status: Coming soon. Builder and rules pending.

Communities not listed here
Kaz can register buyers for most Portland-metro new-construction communities, not only the ones featured on this site. If you have a buyer interested in a community not listed, submit the registration form with the community name in the dropdown set to "Other" and notes describing it. Kaz will confirm whether she can register your buyer (and what the co-op terms are) within one business day.
