Why this community

Ichijo USA is the American arm of one of Japan's larger homebuilders. The build is overengineered in the way Japanese houses tend to be — tight envelope, advanced wall framing, dual-layer insulation, prep for solar. The trade-off is price: this is the most expensive of Kaz's current communities, and the Wilsonville location is a magnet for buyers who care about the Frog Pond Elementary feeder, the I-5/I-205 access, and the small-town feel without trading away the West Linn / Lake Oswego service tier.

If you want the energy-efficiency story to be real and verified rather than marketing, Miyabi is the one to walk first. If you want the lowest payment, it isn't.

  • Commute: Quick access to I-5 and I-205. Hillsboro tech corridor is about 30 minutes; downtown Portland 25–35.
  • Daily needs: Town Center Loop retail, Wilsonville Memorial Park, Fred Meyer / Costco / Target all within 10 minutes.
  • Outdoors: Memorial Park, Graham Oaks Nature Park, and Willamette River access at Boones Ferry within a short drive.

Register before your first visit

Builder representation rules are strict at Miyabi. If you visit the sales office and sign in without your agent listed, you may forfeit the ability to have outside representation later. Kaz registers buyers ahead of time, in writing, so this never becomes a problem.

Is the Ichijo build really that different from a typical builder?

Yes, and you'll feel it. The wall sections are thicker, the envelope is tighter, and the standard finish package on a Kanazawa is closer to a luxury production builder's upgrade package than to entry-level. The trade-off is sticker price and a longer build timeline.

How firm are the prices?

Base prices are firm. Lot premiums and structural-option pricing can sometimes be negotiated, especially on plans that have been sitting. Kaz knows which plans are moving and which aren't.

Can I use my own lender?

Yes. The builder offers a Flex Cash incentive that's larger when you use their affiliated lender, but the bigger incentive doesn't automatically mean a lower total cost. Bring two quotes (theirs + yours) and let Kaz compare.

Is solar included?

Homes are solar-ready, not solar-installed. Solar is offered as a structural option through Ichijo or you can install it post-close. The pre-wire matters — install costs are meaningfully lower if you opt in before drywall.

What's the HOA?
